First, the landlord must present a written eviction notice or letter to the lessee stating the reason for the eviction and when the landlord will initiate legal action. If the renter does nothing to address the issues listed within the notice period, a landlord can file an eviction lawsuit with the court.
A lessor needs to assemble the necessary documentation for the hearing. The required documents include the lease contract, null checks from the renter, reports of every fee, proof of the time the lessee received the notice, a copy of the eviction notice presented to the renter, and contact records between the lessor and lessee.
If the court rules in favor of the landlord, a court order will demand that the renter vacate the property within a specified period of time. If the renter still inhabits the property by the end of the specified time, the landlord can request that the local Sheriff's office remove them and their possessions from the premises. This completes the eviction process. Afterward, the landlord can lease the property again.
